Sampling After Tenants Move-in |

Because of increased awareness for the indoor air quality (IAQ) issue, property management professionals need to consider IAQ issues in a number of new situations. During the last year we have been called in to investigate and perform samplings in numerous high-rise office buildings on behalf of property management. In cases where construction activities had recently been completed, some tenants became very vocal about IAQ. These calls were usually made after the spaces had been occupied for six to eight months.
Although post-occupancy sampling of office environments is not the norm, it is being performed by property managers more frequently. In cases where full-floor tenants move in, it is good guidance to develop immediately a baseline of air quality levels and tenant use of the space through a simple proactive survey. Then, if complaints occur six months or six years later, building management has a record of due-diligence showing the indoor air quality levels provided and the uses of the space during the initial occupancy.
A single tenant's activities and the way they use your building may vary during the course of several years, creating an IAQ concern where no concern previously existed. Your decision to perform a post-occupancy survey could be the only proof you have of the indoor air quality you have been providing. |
